Property Taxes

Property taxes are billed each May and are due by August 31st, after this date a late fee of 1.5% will be added each month on any unpaid balance.  The Town offers an early payment 1% discount if paid by July 31st  (the ambulance fee is not eligible for the discount.)  The property owner is responsible for ensuring that taxes are paid timely each year.  Failure to receive a tax bill does not relieve the taxpayer of the responsibility for timely payment or constitute cause for cancellation of penalties. The property tax rate is billed at $.2378 per $100 of assessed value.

FY26 ASSESSMENT LISTS

Attached is the Town of Ocean View’s Fiscal Year 2026 Assessment List. 

 

The link for the Town of Ocean View’s Assessment List (searchable document) is located below or you can click on “Online Payment”. The online tax database may be used for tax payments (partial or full) but is also searchable by property owner’s last name or by property location (street name) for informational purposes.  

 

The Assessment List is also available for public inspection in the Ocean View Administrative Offices located in the Wallace A. Melson Municipal Complex (201 Central Avenue) from February 15, 2025, until March 7, 2025, from 9:00 a.m. to 4:00 p.m., Monday through Friday.  To make an appointment for examination of all property assessments, please call (302) 539-9797 ext. 103 or email dparks@oceanviewde.gov.  

 

Town of Ocean View property owners interested in appealing their property assessment shall notify the Town Council in writing within twenty (20) days of February 15, 2025. Appeals may be mailed (postmarked no later than March 7, 2025) to:

Informal appeal hearings will be held March 3rd – 21st with Pearson’s Appraisal Services. Any appeals which remain unresolved will be heard by the Board of Assessment on Wednesday, March 26, 2025.   The Town will contact all appellants to schedule a formal appeal.  If you have any questions, please feel free to contact Finance Director, Dawn M. The Proposed Tax Rate for Fiscal Year 2026 is $ .2578 per one hundred assessed values.  This is a two-cent increase over Fiscal Year 2025.  To calculate your property taxes with the proposed tax rate following the below instructions. 

 

            First, divide your assessed value by 100 then multiply that amount by .2578.

 

As with Fiscal Year 2025, the Town Council is proposing an early payment discount for Fiscal Year 2026 if paid by July 31, 2025 (the reduction is equal to 1% of the property tax portion of your tax bill).
